How it works

Demand first, inventory second.

Most disposition tools start with a property and blast it out. This one starts with what your buyers actually said they would buy, then measures every deal against it.

  1. 1

    Load your buyer list

Import a CSV, or paste the messages investors already sent you. Criteria are parsed into structured buy boxes — as drafts, never as assumptions.

  2. 2

    Buyers confirm their own

Each buyer gets a private link with no login. They confirm, pause, or correct their criteria themselves, so you can review what is current and follow up on stale criteria.

  3. 3

    Post a deal

Review the property inputs and underwriting, compare the deal with confirmed buy boxes, then decide which buyers to follow up with.

Fictional examples show how a draft becomes confirmed criteria, then a deal review. A criteria match is not a purchase commitment.

Seller Leads · for listing agents and teams

From homeowner inquiry to listing presentation.

Give homeowners a clear way to reach your team. Keep their questions, your next conversation and the pricing evidence together.

  1. Share your consultation page

Offer a home-selling checklist, then invite an inquiry. Create campaign links, QR cards and a website button for your own channels.

  2. Keep the follow-up visible

Assign a teammate, set the next task and record an appointment. Keep notes and the seller’s timeline with the opportunity.

  3. Prepare your listing presentation

Add comparable sales you are authorized to use, review your suggested range and prepare a printable presentation.

Explore Seller Leads

Start with your referrals, website and outreach. Campaign tools help you share the link and organize inquiries; they do not supply a list of homeowners seeking an agent.

Independent underwriting

Consistent formulas. Visible assumptions.

Server-side formulas apply consistent calculations to the available inputs. Poster-supplied estimates remain labelled and require verification. Every run is stamped with its formula version, so a match sent three months ago can still be explained.

  • Maximum allowable offer from three methods, with the binding constraint named
  • Cash-on-cash, DSCR, cap rate on cost and on value, projected flip profit
  • Downside and upside cases from the property’s own ranges
  • Missing inputs are estimated, labelled as estimates, and penalised in confidence

Price discovery

When nobody matches, it tells you why.

Zero matches is either a coverage problem or a price problem, and those need opposite responses. The demand curve solves each buy box’s reservation price, so you can see the exact number where buyers appear.

  • Buyer count at every price point, not a vague estimate
  • Reprice in one click and see who is newly qualified
  • Buyers who no longer qualify are un-matched, not quietly left in
Public records

Checks the seller did not run.

Every posted deal is checked against federal data automatically — free, no license, no scraping. These are the facts that otherwise surface after you are under contract.

FEMA flood zone

A property in a regulatory floodway generally cannot be substantially improved. One in a Special Flood Hazard Area needs flood insurance with a federally backed mortgage — a recurring cost most wholesale underwriting leaves out entirely.

HUD fair market rent

A stated rent well above HUD’s published figure for that ZIP and bedroom count is not proof of anything — but it is exactly the gap worth verifying with a lease before you underwrite it.

Census neighborhood data

Median value, median rent, renter share and vacancy for the surrounding area. High vacancy raises both the holding period and the risk your exit buyer cannot place a tenant.

Pricing

A workspace plan with a clear data allowance.

Starter, Professional and Team include buyer storage and a finite monthly provider-record allowance; Listing Agent is for seller workflows. Every plan includes a 7-day trial and full CSV export — your list is yours, always.

Straight answers

What people ask before they start.

Can listing agents use Estate MVP?

Yes. Seller Leads helps agents and brokerage teams manage homeowner representation inquiries, follow-up tasks and appointments. You can prepare listing presentations using comparable sales you supply and review. Share your consultation link through your website, referrals, QR cards and other channels to invite inquiries.

Does Seller Leads automatically bring me homeowners?

You distribute your consultation page. Estate MVP gives you campaign links, QR materials and a homeowner checklist, then organizes submitted inquiries by the link used. It does not buy leads, run ads, send campaign messages or book appointments for you. A submitted inquiry records what the homeowner tells you; it is not a signed listing agreement.

Does it find me deals?

Where a licensed property-data connection is enabled, Estate MVP can search supported listing and property records and bring potential opportunities into your workspace. It also accepts deals you enter directly. There is no MLS or IDX feed unless one is separately licensed, and Estate MVP does not scrape gated marketplaces, bypass logins, or rely on data obtained against a site’s terms.

Where does the property data come from?

User-entered deals remain clearly identified as user-entered. When configured, RentCast supplies licensed property, listing, valuation, rent, and comparable data, while HUD and Census provide public federal data. Every derived result keeps its source, observed time, confidence, and demo-or-live classification. MLS data is not included unless a separate agreement is added later.

Do I need a real estate license?

This is software for organising your own buyer list and underwriting your own deals. It is not a brokerage, does not list property publicly, and does not represent anyone in a transaction. What you may legally do with a deal depends on your state — several regulate wholesaling specifically. That is a question for your attorney, and we would rather say so than pretend otherwise.

Can I get my data out?

Yes, at any time, in CSV, including after you cancel. Export is never gated on billing. A product that makes your buyer list hard to leave with is one you should not adopt in the first place.

Will you email my buyers without telling me?

Never automatically. You choose when outreach goes out, every message carries a physical postal address and an opt-out as CAN-SPAM requires, and opt-outs are re-checked at send time rather than only when queued. There is no SMS at all — under the TCPA each non-consented text carries $500 to $1,500 in statutory damages, which is not a risk worth taking for a marginal channel.

Start with your next opportunity.

Review a deal, organize your buyer list or set up a seller consultation page. Choose the workflow that fits your business.
